What’s included?

Our floor plans are intended to be used in the planning and schematic phase of your project. In most locations, our drawings can also be used for construction. Depending on your location, additional drawings and documentation may be required before you can build. Please be aware of all applicable construction laws in your area before purchasing a Waterford Architects home.

Our drawing sets include:

  • Dimensioned plans of all levels, including basement and roof
  • Sections
  • Exterior elevations
  • Kitchen and bathroom detail plans
  • Kitchen and bathroom interior elevations
  • Lighting plans
  • Foundation details
  • Wall details
  • Recommended furniture layouts
  • Recommended heating and cooling systems (HVAC)
  • Recommended appliances
  • Recommended plumbing fixtures
  • Recommended automation/control systems

Many jurisdictions also require an architect’s stamp on construction application drawings. If you need an architect’s stamp, please contact us at info@waterfordarchitects.com.

What is NOT included in our plans?

  • Specific material finishes. Our images provide a visual approximation of suggested wood tones, paint colors, brick types, stucco, etc. However, it’s best to negotiate directly with your contractor on the cost and availability of local building materials, and customize your house as you see fit. We do, however, provide wall details that explain construction methods for installing different types of exterior finishes.
  • Framing plans. The contractor bears all responsibility for structural integrity of the built house, therefor we do not advise on the best methods to framing.
  • Specific light fixtures. Our lighting plans show location and type of light fixtures in general terms (e.g. chandelier, recessed downlight, undercounter light, etc.) however it’s best to negotiate directly with your contractor on the cost and availability of specific light fixtures.
